Description

AP Professionals is working with a local organization that is seeking a Property Accountant. This position maintains all aspects of the real-estate related accounting and ensuring compliance with financial reporting.

Responsibilities

  • Maintain Agency fixed asset records including monthly depreciation entries, addition of new assets to fixed asset system, tracking and closing out pre-op accounts for new development projects.
  • Ensure that the financial reports, which include but are not limited to, monthly property and fixed assets financial reports and analyses are complete and accurate and delivered on time.
  • Works closely with Facilities team, the Director of Property Development and Director of Transportation to ensure successful accounting and financial oversite of existing properties, development of new properties, Agency vehicles and fuel reporting.
  • Prepare annual capital budget and oversee and track Capital Expense Requests (CERs) to budget.
  • Responsible for delivering accurate and timely financial, operational and other reports to Auditors, lenders and others within the Agency.
  • Responsible for maintaining accurate records regarding all leases of property and equipment and the accounting and financial reporting requirements under leasing accounting standards.
  • Responsible for the development of affordable housing initiatives.
  • Prepare/facilitate grants through Monroe County HOME and Federal Home Loan Bank etc.
  • Responsible for assisting and facilitating new housing opportunities, the purchase of these properties, financing, accounting and budgeting.
  • All accounting for all limited partnerships including maintaining leases, provide income eligibility documentation and facilitate dissolution.
  • Interface with outside auditors related to limited partnership reviews, property and fixed assets.
  • Preparing annual property tax exemption renewals.
  • Oversee OPWDD requirements associated with new property development, funding and certifications including: concept proposals/letters of intent, 40-day letters, Certificate of Needs (CONs), and analysis of associated Prior Property Approvals (PPAs).
  • Preparation and close out of funding applications for OPWDD funding for improvements to existing sites (PPAs, Preservations Funds).
  • Work collaboratively with Housing Supports Coordinator(s).
  • Maintain compliance with applicable OPWDD, HUD, FHLB reporting requirements including site visits.
  • Recommends and implements techniques to improve productivity, increase efficiencies, and maintain best practices and procedures.

Education

  • BA/BS Accounting, Business, or Finance preferred

Experience

  • Two to five years of accounting experience required
